Tips for Decorating a Rental Property

The rental market in the UK is booming. Millions of people have been forced into rental accommodation because they can’t afford to get a foothold on the housing ladder. It’s not ideal, but with the right property and an amenable landlord, there is no reason why you can’t make your rental house into a proper home.

Decorating is an important part of creating a home that suits your personality and tastes. Painting walls, hanging wallpaper, and choosing floor coverings is an emotional as well as financial investment. The more time and effort you put into making a home feel like home, the more enjoyable it will to spend time there.

Ask Permission from Your Landlord

The problem with a rental home is that it doesn’t belong to you, it belongs to a landlord. Before you paint or decorate, you need to ask your landlord’s permission. Most reasonable landlords will be happy to let you decorate, as it means you are more likely to take care of the property. However, you may be faced with a few restrictions.

Some landlords won’t allow tenants to hang wallpaper. They also ban use of dark, bold colours. If this is the case, you need to work around these rules. If you decide to ignore your landlord’s rules, you are at risk of being handed a Section 21 notice of eviction.

Stick to Neutral Colours

Irrespective of whether you are allowed to hang wallpaper, it’s better to paint walls instead. Paint is easy to change when you get bored of a particular colour, whereas it’s more hassle to strip wallpaper. To begin with, take a look at your floorcoverings. Most rental properties are fitted with neutral carpets or laminate flooring, so it shouldn’t be difficult to find a colour scheme that matches. If the floor coverings are old or worn out, try asking your landlord to replace them before you start decorating.

Select a colour scheme that feels comfortable to you. Pale pastel colours are relaxing, especially for bedrooms. Grey is particularly popular at the moment. There are many shades of grey, from warm lilac greys to cool blue-greys. Your landlord is unlikely to object to grey walls, so grey is a good choice.

Choose Bold Soft Furnishings

Once you have chosen a colour scheme, look for matching soft furnishings. Curtains and blinds are available in a range of colours, so assuming your walls are plain, look for bright, bold patterns to create interest in the room. Throw in a few cushions and a rug, and the end result will be stylish but non-offensive to a landlord.

Renting a home is OK if you are trying to save up to buy your own home, but asking permission to decorate is irksome. If you have a steady income, it is worth looking at home and personal loans to see whether you can afford to buy instead. Mortgage payments are usually cheaper than rent, so you will save money in the long term.

With a bit of effort, your rental property will soon feel like home. Just be sure to ask permission before you decorate!
